Patrick Johnson (PJ) is a Senior Analyst at the commercial real estate powerhouse Berkadia. He brings extensive knowledge from the financial services industry with involvement in emerging markets, mortgage banking, securities, bonds, and more. Prior to his current position, he gained valuable experience at Citi and Jefferies, as well as playing a pivotal role in launching a new hedge fund. PJ graduated from the University of Buffalo and obtained his MBA from the University of Miami.

I have always been interested in capital markets and also come from a finance background. Going to Herbert Business School at University of Miami gave me the opportunity to pivot my career and leverage my finance experience to get into commercial real estate. I enjoy math, history, and storytelling; so real estate finance is the perfect mix for me.

Hyper responsiveness, communication, and attention to detail. In a world that has become so digital where people have the opportunity to delay a response or “miss” an email, I think people appreciate when you respond quickly, even if you don’t immediately have the answer they are looking for. Communicating accurate information, consistently, is the best way to build and maintain credibility.

Staying on the cutting edge of capital sources and getting creative.

It’s cliché but leading by example. I like the phrase; “Don’t talk about it, be about it.”

I like to read historical fiction books on industries or events that I am interested in. For me, it really raises my level of excitement about what I am doing and helps enable me to see the big picture. I think it is easy to get bogged down in the weeds with your daily tasks. Taking a step back and looking at the big picture really helps me to remain focused and enthusiastic about what I am doing on a day-to-day basis. 

Become the best at financial modeling, presenting information, and organization. These skills are necessary in any realm of finance but are also skills that senior personnel don’t particularly care to spend their time on, so if you are good at these you will be in a position to immediately add value.

I left a good role at a great company and took a fairly large pay-cut for the opportunity to be on the ground floor of launching a hedge fund. The fund didn’t take off or lead me to early retirement, but it did provide me with an awesome experience and a great story. That is what life is really all about for me.

Soccer and Summers in Italy. Soccer is my biggest passion. It has been a very big part of my life and played a crucial role in my development as a person. My dad was in the military so while I was growing up, I moved every few years. Being very good at soccer made it much easier for me to make new friends quickly. Even now, at 37 years old, I still play very often. When I am laying in bed or daydreaming, I most often think about playing soccer and reliving moments I’ve had on the pitch.

I don’t really have any deal breakers when it comes to people. Everyone has their flaws, I believe the key is being aware of them and not expecting them to change.
